Most lakefront homes exceed the $832,750 conforming limit, putting them in jumbo territory. Dock rights, water access easements, and seasonal occupancy all affect underwriting. We use appraisers who have been on the lake and understand why a property with deeded dock access appraises differently than one with shared access. Insurance on waterfront is tightening — we refer to agents who specialize in lakefront coverage.
Gated luxury communities with HOA structures that require specific warrantability review. Not every lender can finance inside these gates — the HOA docs, transfer fees, and membership requirements need a reviewer who has seen them before. Jumbo is the standard product. Appraisals require access coordination and reviewers familiar with the community.
The most accessible entry point in Kootenai County for families priced out of CDA proper. Most homes fit inside conforming limits. FHA with 3.5% down is the dominant first-time buyer product here. Newer subdivisions sometimes have builder-affiliated title requirements worth reviewing before writing the pre-approval.
Two different markets that share a name. Hayden proper offers suburban family homes at conforming prices. Hayden Lake Estates is a luxury lakefront community where jumbo is common. The distinction matters for appraisal — comps from Hayden proper do not apply to Hayden Lake waterfront, and vice versa.
Rural enough that portions qualify for USDA zero-down financing — but eligibility is parcel-by-parcel. We check the USDA map before writing pre-approvals. Spirit Lake waterfront is a different story — those properties often need conventional or jumbo depending on price point. Growing fast with new construction.
Condo warrantability is the key issue. Not every building in downtown CDA or Riverstone is Fannie/Freddie warrantable, which affects rate and down payment requirements. We pull HOA certs early and check for pending special assessments. Bank statement and Non-QM programs work where conventional will not.
